What it does for mortgage
Borrowers and their agents
Who referred them, where the file is, what rate they were quoted. The referral partner sees credit for it.
Instead of the LOS notes, the text threadPipeline calls, every morning
Files needing documents, rate locks expiring, agents who have gone quiet on referrals.
Instead of the Monday pipeline meetingStatus from the car
Say where the file is after the call. Borrower and agent both get the drafted update.
Instead of the evening status emailsThe rest of Rillo CRM is on every seat. Everything that is built · See full pricing. Book a demo, 30 minutes with a person:
Three people use it. Same book, three views.
The loan officer talks, the branch manager sees the week, the owner sees the money in mortgage. Nobody enters anything twice.
Today's calls, the file status, the borrower update drafted.
Every file, its stage, what is missing, who owns it.
Volume by LO and by referral source, files at risk.

What Coach starts from
Coach, in beta, begins with a playbook for the trade, then adds your own competitors, strengths and objections. This is the playbook it begins with.
Who you sell to
Borrower household, Referral partner (agent, builder), Co-borrower.
How a sale runs
Lead, pre-approval, application, under contract, processing, underwriting, conditions, clear to close, funded. The pre-approval conversation wins the file; conditions kill it. Typically 30 to 60 days.
What to ask first
- What are you trying to do: buy, refinance, pull equity, and by when?
- Have you been pre-approved elsewhere, and what were you told?
- What is the down payment source, and is it seasoned?
- Any credit events in the last seven years you would rather I hear from you?
What you will hear, and where to steer it
- Your rate is higher than the online lender. Compare the Loan Estimate line by line, including points and fees, on the same day; rate alone is not the price.
- I will wait for rates to drop. Show the current survey rate and the cost of waiting on the home price; never predict.
- Too much paperwork. Give a one-page list, in order, and take documents as they come; explain which ones are required by rule.
- My agent has a lender they always use. Ask to be the second quote and deliver the Loan Estimate fast; agents remember who closed on time.
How price comes up
Rate and points on a Loan Estimate; lender fees itemized; lock terms.
How to follow up
Pre-approvals get a weekly check-in while shopping; files in process get a status every two days; funded borrowers get the anniversary and rate-watch touch.
The calendar
Purchase volume follows the housing spring; refinance follows rates; year-end is slow for purchases and busy for closings.
Next to what you use now.
