What it does for property
Units under every building
Who is in each unit, lease end, open maintenance. The building is the record the owner sees.
Instead of the spreadsheet, the maintenance logRenewals and owner calls
Leases ending, owners due a report, requests aging past three days. Built overnight.
Instead of the calendar, the inboxThe walk, written down
Say what you saw at the unit. The request is logged and the vendor text is drafted.

Three people use it. Same book, three views.
The leasing agent talks, the regional manager sees the week, the owner sees the money in property. Nobody enters anything twice.
Today's showings and renewals, the unit history, the follow-up drafted on the unit's facts, never who it suits (Fair Housing).
Every lease ending, every open request, every owner report.
Occupancy and renewal rate by building, requests aging.

What Coach starts from
Coach, in beta, begins with a playbook for the trade, then adds your own competitors, strengths and objections. This is the playbook it begins with.
Who you sell to
Prospective resident, Guarantor, Property owner (management contracts), Corporate housing coordinator.
How a sale runs
Inquiry, tour, application, approval, lease, renewal, move-out. Speed to tour wins the lease; the renewal conversation ninety days out keeps it. Typically 3 to 30 days.
What to ask first
- When do you need to move in, and what is driving the date?
- What is your budget including utilities and parking?
- Who will be on the lease, and any pets?
- What did you not like about your current place?
What you will hear, and where to steer it
- The rent is too high. Compare total cost including utilities and concessions; offer a different unit or lease term, never a silent discount.
- I need to see more places. Agree and book the next tour date; send the application link so they can hold the unit.
- The screening fee is a lot. Say what it covers and that it is the same for everyone; it is the fairness of the process.
- I am not renewing, the increase is too much. Ask what a move would cost them; offer a longer term at a smaller increase and fix the maintenance items first.
How price comes up
Rent by unit and term, concessions, fees itemized.
How to follow up
Inquiry to tour offer within the hour; application chased daily; renewal conversation opened ninety days before lease end.
The calendar
Leasing peaks late spring through summer; winter renewals are cheaper to keep than to replace.
