What Coach starts from
Coach, in beta, begins with a playbook for the trade, then adds your own competitors, strengths and objections. This is the playbook it begins with.
Who you sell to
Buyer household (often two decision makers plus a parent or lender), Seller household, Relocation coordinator (corporate moves), Investor (rentals and flips), Referral partner (lender, attorney, past client).
How a sale runs
For a buyer: lead, consultation and written agreement, showings, offer, under contract, closing, then the household for life. For a seller: consultation, pricing, listing, showings, offer, under contract, closing. Speed to a new lead decides conversion; the pricing conversation decides the listing. Typically 30 to 120 days.
What to ask first
- What has to be true about the next home that is not true about this one?
- When do you need to be moved, and what is driving that date?
- Have you spoken to a lender, and do you know what you are approved for?
- Who else is part of this decision?
What you will hear, and where to steer it
- Why should I pay a buyer's agent now? Since the August 2024 practice changes the buyer agreement is written and the fee is negotiated up front; explain what the fee buys (search, showings, offer strategy, inspections, closing) and how it can be paid. Never wave it away.
- Another agent will list it for less. Ask what that agent will do for it: photography, staging, marketing budget, negotiation. Compare net proceeds, not the percentage.
- I think it is worth more than your price. Walk the comps together and show the price index for the area; agree on a price-reduction schedule up front so the conversation at day 21 is already had.
- I will sell it myself. Do not argue; offer the market analysis for free and a call in thirty days. Many FSBO sellers list after the first low offer.
How price comes up
A fee negotiated in writing for each sale, set in the listing agreement (seller side) and the written buyer agreement (buyer side); referral fees between agents.
How to follow up
A new lead gets a response in minutes, not hours. A showing gets same-day feedback to the listing agent and the client. An under-contract file gets every dated deadline on the calendar with reminders. A closed household gets the anniversary, the tax-season touch and the market update, for years.
The calendar
Listings and showings peak from March through June; a second smaller peak after Labor Day; December and January are slow for showings and busy for planning conversations. Seller consultations sell in winter for spring listings.
